COMMERCIAL ROOFING
Flat roof, low-slope, and commercial roofing systems for California businesses — TPO, PVC, modified bitumen, and built-up roofing installed by certified professionals.
COMMERCIAL ROOFING ACROSS ORANGE COUNTY
Commercial roofing is fundamentally different from residential work. Flat and low-slope roof systems require specialized materials, precise drainage engineering, and installation techniques that account for foot traffic, HVAC equipment loads, and long-term ponding water exposure. The wrong material or a sloppy installation can turn a small leak into a major structural problem — disrupting your business and costing thousands in interior damage.
Stone Ranch Construction brings hands-on expertise in every major flat roofing system used on California commercial properties. We work with property managers, business owners, HOAs, and general contractors to deliver roofing solutions that minimize downtime, meet budget requirements, and provide decades of low-maintenance performance.
Whether you manage a single retail storefront or a portfolio of multi-unit buildings, we tailor our approach to your property's specific needs — from initial assessment through final warranty documentation.

COMMERCIAL ROOFING PRODUCTS WE INSTALL
We offer a complete range of flat and low-slope roofing systems. Each has specific advantages depending on your building type, budget, and long-term maintenance goals.
TPO Roofing (Thermoplastic Polyolefin)
TPO is the fastest-growing commercial roofing membrane in North America — and for good reason. It delivers strong heat-welded seams, excellent UV and chemical resistance, and high solar reflectivity that reduces cooling costs in California's warm climate. We install GAF EverGuard® TPO membranes in 45-mil, 60-mil, and 80-mil thicknesses depending on your building's requirements. TPO is lightweight, cost-effective, and qualifies for ENERGY STAR® ratings, making it the go-to choice for retail centers, office buildings, and warehouses across Orange County.
PVC Roofing (Polyvinyl Chloride)
PVC membranes are the premium choice for commercial properties exposed to grease, chemicals, or heavy foot traffic. Restaurants, commercial kitchens, food processing facilities, and industrial buildings benefit from PVC's superior chemical resistance — oils and animal fats that degrade other membranes have no effect on PVC. We install GAF EverGuard® PVC with heat-welded seams that actually become stronger than the membrane itself over time. PVC also offers outstanding fire resistance, meeting California's strict fire code requirements without additional treatments.
Modified Bitumen Roofing
Modified bitumen is a proven multi-layer flat roofing system that combines the reliability of traditional built-up roofing with modern polymer technology. Two-ply and three-ply modified bitumen systems deliver exceptional puncture resistance, making them ideal for buildings with heavy rooftop equipment or frequent maintenance traffic. The torch-applied or cold-adhered installation creates a waterproof bond that performs reliably in California's temperature extremes — from summer heat to winter rain. Modified bitumen is an excellent choice for older buildings being re-roofed and properties requiring robust, no-fuss performance.
Built-Up Roofing (BUR)
Built-up roofing — commonly called "tar and gravel" — is one of the oldest and most time-tested flat roofing systems in use. Multiple layers of bitumen and reinforcing fabrics create a thick, durable membrane that resists UV damage, ponding water, and physical impact. The gravel surface layer provides additional UV protection and fire resistance while adding weight that helps resist wind uplift. BUR systems are especially well-suited for large commercial buildings, industrial facilities, and properties where long-term durability outweighs aesthetics. When properly maintained, a BUR system can last 25–30 years or more.
Roof Coatings & Restoration
Not every commercial roof needs a full replacement. Elastomeric roof coatings can extend the life of an existing flat roof by 10–15 years at a fraction of replacement cost. Silicone and acrylic coatings create a seamless, reflective barrier over your current membrane — sealing small cracks and leaks, improving energy efficiency, and delaying the expense of a tear-off. We evaluate your existing roof system and recommend coating restoration when it makes financial sense, giving you a transparent cost comparison between repair, coating, and full replacement.
Preventive Maintenance Programs
The single most effective way to protect your commercial roofing investment is a scheduled maintenance program. Most flat roof failures start as minor issues — clogged drains, small seam separations, or flashing deterioration — that are inexpensive to fix if caught early. Stone Ranch Construction offers semi-annual and annual inspection programs for commercial properties that include debris removal, drain clearing, seam and flashing inspection, and detailed condition reports with photographs. Proactive maintenance can double the effective lifespan of your roof system.

WHY FLAT ROOFS REQUIRE SPECIALIZED CONTRACTORS
Flat roofs don't shed water the way pitched residential roofs do. Every detail matters: membrane seam integrity, drain placement and capacity, flashing transitions around roof penetrations, parapet wall terminations, and expansion joint detailing. A contractor experienced in residential shingle work but unfamiliar with flat roof systems will make mistakes that lead to premature failure.
Stone Ranch Construction's commercial crews are trained specifically in flat and low-slope roofing systems. We understand the engineering behind proper drainage design, the critical importance of fully adhered versus mechanically attached systems, and the manufacturer specifications that must be followed to maintain warranty coverage.
- Drainage Engineering: We assess and correct ponding water issues that cause membrane deterioration, structural stress, and leak potential on flat roof systems.
- Penetration Detailing: HVAC units, vent pipes, skylights, and drains all create potential leak points. Our crews use manufacturer-specified flashing and transition details at every penetration.
- Warranty Compliance: Improper installation voids manufacturer warranties. We follow GAF's exact specifications so your warranty coverage is fully enforceable.
- Code Compliance: California commercial roofing must meet Title 24 energy efficiency requirements. We ensure every installation meets or exceeds current code, including cool-roof reflectivity standards.
